Environmental Due Diligence for Property Development

Project Overview

Environmental risk can affect property acquisition, financing, design, and development decisions long before construction begins. Zara provides Phase I Environmental Site Assessments (ESAs) to identify potential environmental liabilities and give clients a clearer understanding of site conditions during the due diligence process.

For this approximately 2.34-acre development property in San Antonio, Zara completed a Phase I ESA in conformance with ASTM E1527-21. The assessment combined historical research, regulatory database review, interviews, and field reconnaissance to evaluate current and historical property uses and identify potential Recognized Environmental Conditions (RECs).

Services Provided

  • ASTM E1527-21 Phase I Environmental Site Assessment

  • All Appropriate Inquiries (AAI)

  • Site and adjoining-property reconnaissance

  • Historical land-use research

  • Regulatory database review

  • Environmental records review

  • Environmental risk evaluation

  • Environmental due diligence documentation

Results & Project Impact

Zara's assessment found no evidence of Recognized Environmental Conditions associated with the property. The completed Phase I ESA provided the environmental due diligence needed to support informed decision-making for the property while demonstrating Zara's ability to deliver clear, defensible ASTM-compliant assessments for private development projects.
